A naturally occurring degrading action of asphalt is called raveling, wherein the asphalt components – sand and stone – loosen up and detach; once this process begins, it continues in a rapidly increasing manner. After time you can visually see the raveling, in the forms of buckling and rough spots. Seal Coating helps halt the progression of this process.
Sealcoating replaces the fine mineral aggregates that have worn off the pavement surface through time and the elements of weather. By sealing a pavement surface we restore its original dark black color and shield against the harmful elements. But most importantly extend the service life of the pavement at a fraction of its replacement cost.
We use Polymer-Modified MasterSeal (PMM) Ultra Pavement Sealer is an environmentally friendly mineral filled asphalt emulsion pavement sealer blended with polymers and special surfactants for superior adhesion, flexibility and durability. PMM Ultra is a higher solids, faster drying pavement sealer designed to beautify and protect asphalt pavement.
Asphalt cracks are unsightly and uninviting – but that’s not the only reason they’re a problem. Cracks also threaten the overall strength of your pavement, leading to severe structural issues and expense over the long term.
Shrinkage is the primary reason most cracks appear in asphalt and concrete surfaces. Time and weather conditions such as rain, wind, sun and ice cause this occurrence. Cracks allow water to penetrate your pavement and seep into the underlying base layers. Stress cracks in the pavement can lead to “alligatoring” (a form of pavement failure) and/or they can create voids that turn into potholes and eventually destroy your asphalt’s foundation.
By crack filling you will significantly reduce moisture into the sub-base extending the life of the surface dramatically. If your surface is beginning to crack, now is the time to act!
We will clean the cracks as needed to prepare them for filling. Then we install a highly rubberized crack filler to seal the moisture away from the subsurface of the pavement. Cracks won’t disappear but they can be managed with proper maintenance and repair.
Small wear and tear issues you may have today could become tomorrow’s foundation failures very easily. Over time surfaces are damaged due to fluids from vehicles, exposure to weather, the sheer weight of trucks traveling across (or being parked on) the pavement, or any combination of those.

Regardless of company size, all businesses must now have the proper number of handicapped-accessible parking stalls, and van parking spaces, with a minimum number of parking spaces per 1,000 square feet of utilized facility. Many municipalities require that a newly constructed parking lot (at commercial or residential properties) be striped in accordance with ADA requirements before an operating permit is issued. CPC is able to help our clients be compliant by providing the needed signage and stenciling to meet ADA requirements and site plan specifications.
